To enable you to unravel the complexities of renting your new home, we have set out below an overview of the various procedures involved:
Registration...
The first requirement is for you to register your details and property specifications with an estate agent.
This will give us an insight into your personal requirements; therefore we will only send you property details that meet your requirements. Once registered, you are then in a position to receive details from us in person, via mail or email or download and print these out from our website. Please note we do not share your details with any third party organisations
Viewings...
Our friendly team are available to arrange those all important viewings of your selected properties.
Our offices are open Mon-Fri 9am - 6.30pm and Saturday from 10am-2pm. Please contact us to arrange a mutually convenient time on 020 8968 6000.
Making an offer...
Once we have received an offer from yourselves we will require one week’s rent as a holding deposit to secure your offer. We can only with your permission put this money towards your first month’s rent payable prior to moving into your new property and will be held whilst we carry out reference checks.
References...
We require comprehensive references for all of our tenants, for this we employ a 3rd party referencing company called Homelet who carryout credit checks, employer and landlord related checks and bank status enquiries. Should you require more information on what will be required to pass referencing checks please do not hesitate to speak to a member of our lettings team.
Contracts...
Once references are obtained and found satisfactory we will serve on you the pre-tenancy documents which you must confirm that you have received before we will allow you to sign a tenancy agreement or move into a property.
The contract used for residential letting is an Assured Shorthold Tenancy Agreement.
Deposits...
We require a five week deposit which under government legislation is held in a tenancy deposit scheme of the annual rent is below £50,000pa.
We require a six week deposit which under government legislation is held in a tenancy deposit scheme of the annual rent is above £50,000pa.
If an Assured Shorthold Tenancy Agreement is in place your deposit must be held in the Tenancy Deposit Scheme. This will ensure that your deposit safe and cannot be spent by the landlord but can be claimed against in the case of dilapidations to the property.
